Andreas Senie is joined by Dan Wagner (Inland Real Estate Group), Saul Klein (San Diego MLS), and Bekah Carlson (Carlson Integrated) for a wide-ranging conversation on the policy fights and technology shifts reshaping commercial real estate this fall.

The panel opens on 1031 exchanges — why capping or eliminating them would hit asset-rich, cash-poor farmers and conservation transactions hardest, and why NAR's government affairs arm and RPAC remain the industry's front line on private property rights. From there the discussion turns to AI, where the group lands on a shared frame: augmented intelligence, not artificial. It's a "day-two intern" — excellent at digesting data, in constant need of supervision, and only as good as the rules of the road you give it. Becca describes routinely fixing AI-generated content that looked confident and was simply wrong. Andreas warns that overpolished AI imagery is a form of catfishing when the physical asset underdelivers, while noting 2% of his firm's business now originates from AI-generated leads.

The second half moves to where capital is actually going: self-storage, assisted living, Sun Belt exposure, and the political knife-fight around data center development. The panel closes on conference season — CRE Tech, ICSC Midwest, ICSC New York — and Saul's case for GDX.re, a RESO-standards-based global data exchange built to make property discoverable across borders and legible to AI.
